Buying a house can be one of the most fun thing's you can do,or it can be one of the least fun things you can do, if you don't plan ahead. Planning ahead on everything from, can we afford the house to, is the house going to be a money pit? Here are a few things to think about.

1.What kind of house do you want?

First of all you are going to have to figure out what kind of house you need, how many bedrooms,how many bathrooms,how much can you afford (getting pre-approved helps)and location is usually a big decision also.

2.Location?

When deciding on your location some things to keep in mind are travel times to work, distance to stores, crime in the area etc.

3.Real estate agent?

Now once you get your general idea of the above items,its time to look for a real estate agent and give them the details of what your looking for. You can also do some research on your own by checking for sale by owners, which you can find in the local newspapers and online.

4.Restrictions?

Is there any restrictions on the property such as lien's,zoning issues or easements, these are things you can ask your real estate agent.

5.Condition

As far as finding out the condition of the house I would suggest finding a good home inspection service. Home inspection services have really taken off in recent years,this service can save you a lot of headaches and money later. You can also use your inspection report as a tool in your closing negotiations.

6.Mortgage and equity?

Now as far as your mortgage goes most people try to build equity as fast as possible, it is a good feeling to know if something major happens to the house like, the well goes out, sewer or septic problems and the list goes on and on, these are things that can cost $10,000 dollars or more and with equity you can re-mortgage and use that money for repairs

So its a good idea to keep your mortgage payments a little lower than you could normally afford and apply that extra money towards your principle thus building you equity.
