I have been interested in investing in real estate for a long time and felt confident with all aspects of it except for the contract. This amazing book explains in detail why you should have a contract. It is worthwhile reviewing why we even have a contract. In order to buy and sell a house these days, a lot of preparation is necessary. Few buyers have the cash to buy a house outright. The buyer will need time to arrange financing. The buyer will specify the financing property adn have the seller make any needed repairs. The seller will need time to obtain a title commitment, clear up any problems it discloses, if possile, and then direct the title company to deliver a title policy to the buyer. The seller will also need to have a deed prepared, which is usually done by an attorney the title company assigns the job to, but who does not directly work for the title company. The transaction details must be arranged.Earnest money should be deposited to show good faith and earnest intent while the seller keeps a valuable house off the market while it is under contract to be purchased by the buyer. In fact, that's a key purpose of the contract: to hold the two parties together while they work out the deatails needed to close on the property. The fact is without these valuable contracts designed specifically for the Texas Real Estate Market you could spend thousands of dollars on atorney fees or in court with disputes over money and property.
